Overview

 

Summary:  The Maintenance Technician Intern reports to the Property Manager/ Regional Manager and is responsible for shadowing the Maintenance team. Learn to diagnose problems and makes repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structure and appliances etc. In addition, special projects may be assigned including but not limited to painting, curb appeal, and grounds.

 

Essential Job Duties:

  • Work with qualified Maintenance Technician on make-ready vacant units as required including trash removal, repairs, cleaning carpets, etc.
  • Maintain grounds and common areas including picking up trash, sweeping sidewalks/driveways, watering trees & shrubs, cleaning offices, hallways, restrooms, lounge areas, stairways, pool area, etc.
  • Assist in the repair of concrete, molding, masonry, roof, broken glass, tile, carpet, screens, garbage disposal, fixture and fencing if and when required.
  • Assist in the repairs on items such as appliances, fixtures, switches, outlets circuits etc.
  • Observe preventative maintenance on all property equipment (to include electrical, plumbing and heating) and listen for unusual sounds from equipment, detect malfunction and discuss machine operation variation with supervisor or other maintenance workers to diagnose problem or repair on machine.
  • Under supervision of qualified maintenance technician paint interior and exterior.
  • Daily cleanup of Maintenance Shop and assist in maintenance of maintenance materials and supplies.

While performing the duties of this job, the employee is frequently required to reach with hands and arms. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs. Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus.
